BRONX, NEW YORK
Union Avenue Consolidation (UAC) is a collection of eighteen NYCHA buildings whose residents selected Arker and the partner team to undergo $247 million in renovations as part of a PACT conversion. The renovations will improve the lives of the roughly 2,000 Bronx residents who live at UAC, without displacement or rent increases. Comprehensive upgrades will dramatically improve apartments, shared spaces, grounds, building infrastructure, and residents’ quality of life. As part of the conversion, all apartments will receive new doors, closets, windows, and fresh paint, as well as comprehensive upgrades to bathrooms and kitchens. Buildings will receive façade and envelope improvements, new heating systems, domestic hot water systems, modernized elevators, ventilation improvements, new roofs, free broadband internet, fire safety upgrades, solar panels, and new security installations such as cameras and improved lighting. Additionally, common areas such as entrances, lobbies, mail areas, trash and recycling rooms, hallways, stairways, laundry rooms, offices, and community centers will be comprehensively renovated. Development grounds will be revitalized by new landscaping, patterned concrete pavement, new seating areas, bike racks, walking paths, and playgrounds, with an overall emphasis on accessibility.

The Edgemere neighborhood in Far Rockaway will be home to a new town center that will revitalize the community. Edgemere Commons will create 2,050 units of 100% affordable housing, including 270 units dedicated to seniors, approximately 150,000 square feet of commercial and community facility spaces and 600-700 permanent new jobs. Project highlights include a much needed full service grocery store and a wide public open space for the entire community to enjoy. With construction having begun in 2022, the phased 11-building development will be completed in 2034.

EAST NEW YORK, BROOKLYN
This large-scale master plan brings 1,163 units of much-needed affordable housing for low-income households. The Fountains, first announced by Governor Cuomo in 2017, sits on just under seven acres of land and includes deep affordability as well middle-income affordable units along with supportive services for seniors and residents with special needs, a new one-acre open space called Schroeders Walk and commercial and retail space.

Arker was selected through an RFP process for the 2,625 unit NYCHA Brooklyn PACT conversion covering nine developments that provided 6,300 low-income residents state of the art new homes without displacement or rent increases through a $350 million renovation. The PACT conversion was completed in May 2022 in celebration with New York City leaders, tenant leaders, and local officials at a ribbon cutting. Residents now have their apartments renovated, including kitchens, bathrooms, windows, and flooring; building elevators and heating systems are fully rehabilitated; and there are improved safety and security measures, including new high-tech intercom and security camera systems.
